How to get the most accurate rating
So you’ve booked an appointment for an EPC to be carried out, but how can you make sure your rating is as accurate as possible? Here are a few tips:
Make sure access is to clear to loft spaces, boilers, water tanks, chimney breasts & fireplaces. We will need to assess the insulation in the loft and without access this may affect your rating. We also need to check if fireplaces are blocked up or not as this affects draughts.
Have documents available. If you have had any extensions built, windows installed or insulation fitted, make sure you can provide documentry evidence so that we can include the correct information. Building control sign off is required for loft extensions, FENSA certificates for windows, and either a guarantee or invoice for insulation. If you have solar PV then an MCS certificate will allow us to record the right specification, and if you have solar water heating then a technical specification document will help.
Install low energy light bulbs. This is a simple job you can do yourself at minimal cost, and will help improve your EPC rating , as well as save you money over the long run.
Check your loft insulation. Again this is a fairly inexpensive and simple job if access to your loft is clear. If you have less than 100mm of loft insulation then it would help your rating to top this up. Remember to wear protective clothing and follow the instructions on the product, or hire a professional to do it for you.
Install draught proofing. If you have any timber windows and doors that don’t have draught proofing, it will save you money and help your rating slightly to make sure this is present.
